The work spans over 2 years (24 weeks per year) at all balconies and landscaped terraces throughout the building. The work generally includes the removal, stockpiling, and reinstatement of existing guardrails and divider panels, removal and replacement of metal flashings, localized concrete repairs, wholesale waterproofing system installation (thin pedestrian deck on balconies and non-landscaped terraces, and cold applied waterproofing on landscaped terraces), installation of sloped bonded concrete topping and slab resurfacing at localized areas to improve drainage, replacement of terrace area drains, and repainting of exposed balcony soffits. The work also includes removal and replacement of suspended ceiling finishes (drywall ceiling) at interior areas and below terraces where indicated and where directed by Consultant.
